Agreement to Terms

These Terms of Service constitute a legally binding agreement made between you, whether personally or on behalf of an entity ("you") and Leazesure Technologies Inc ("Company," "we," "us," or "our"), concerning your access to and use of the https://leazesure.com website as well as any other media form, media channel, mobile website or mobile application related, linked, or otherwise connected thereto (collectively, the "Site").

You agree that by accessing the Site, you have read, understood, and agreed to be bound by all of these Terms of Service. IF YOU DO NOT AGREE WITH ALL OF THESE TERMS OF SERVICE, THEN YOU ARE EXPRESSLY PROHIBITED FROM USING THE SITE AND YOU MUST DISCONTINUE USE IMMEDIATELY.

Supplemental terms and conditions or documents that may be posted on the Site from time to time are hereby expressly incorporated herein by reference. We reserve the right, in our sole discretion, to make changes or modifications to these Terms of Service at any time and for any reason.

1. Our Services

LeazeSure is a trust-first, end-to-end rental workflow platform that helps tenants and landlords move through the entire rental journey with confidence. Our Services include, but are not limited to:

  • Tenant Passport: A verified profile system that aggregates identity verification, rental history, income proof, references, and credit data into a portable trust score.
  • Rent Reporting: Reporting on-time rent payments to Equifax Canada to help tenants build credit history.
  • Property Listings & Discovery: Tools for landlords to list properties and for tenants to discover and apply for rentals.
  • Identity Verification (KYC): Third-party identity verification through our integration with Didit, including liveness checks, face matching, and government ID verification.
  • Lease Management: Digital lease agreement management and document storage.
  • Payment Processing: Subscription payments processed through Stripe for rent reporting and other premium services.

2. User Registration

You may be required to register with the Site. You agree to keep your password confidential and will be responsible for all use of your account and password. We reserve the right to remove, reclaim, or change a username you select if we determine, in our sole discretion, that such username is inappropriate, obscene, or otherwise objectionable.

You represent and warrant that:

  • All registration information you submit will be true, accurate, current, and complete.
  • You will maintain the accuracy of such information and promptly update such registration information as necessary.
  • You have the legal capacity and you agree to comply with these Terms of Service.
  • You are not under the age of 18.
  • You are not a minor in the jurisdiction in which you reside.
  • You will not access the Site through automated or non-human means, whether through a bot, script, or otherwise.
  • You will not use the Site for any illegal or unauthorized purpose.
  • Your use of the Site will not violate any applicable law or regulation.

3. Rent Reporting Terms

By enrolling in our Rent Reporting service, you:

  • Consent to us reporting your rent payment information to Equifax Canada and/or other credit bureaus.
  • Acknowledge that the information reported will be based on data you provide and payment records associated with your account.
  • Understand that late or missed rent payments may be reported and could negatively affect your credit score.
  • Agree that all personal details provided (name, date of birth, SIN, address) are accurate and match your legal identity as used by credit bureaus.
  • Understand that credit bureau reporting may take up to 30 days to reflect on your credit file.
  • Agree to the applicable subscription fees (monthly or yearly) as displayed at the time of enrollment.

4. Identity Verification

Our identity verification process is powered by Didit, a third-party KYC provider. By using the identity verification feature, you:

  • Consent to sharing your selfie, government-issued ID, and biometric data (face geometry) with Didit for verification purposes.
  • Understand that your selfie may be stored as your profile avatar upon successful verification.
  • Acknowledge that verification results (approved, failed, manual review) affect your Tenant Passport score.
  • Agree that we are not responsible for delays or failures in third-party verification services.

5. Payments and Subscriptions

All payments are processed through Stripe. By subscribing to our paid services:

  • You authorize us to charge the payment method you provide for the applicable subscription fees.
  • Subscriptions renew automatically unless cancelled before the renewal date.
  • Refunds are handled on a case-by-case basis in accordance with our refund policy.
  • We reserve the right to change subscription pricing with reasonable notice.

6. Prohibited Activities

You may not access or use the Site for any purpose other than that for which we make the Site available. The Site may not be used in connection with any commercial endeavors except those that are specifically endorsed or approved by us. As a user of the Site, you agree not to:

  • Systematically retrieve data or other content from the Site to create or compile, directly or indirectly, a collection, compilation, database, or directory without written permission from us.
  • Trick, defraud, or mislead us and other users, especially in any attempt to learn sensitive account information such as user passwords or financial details.
  • Circumvent, disable, or otherwise interfere with security-related features of the Site.
  • Disparage, tarnish, or otherwise harm, in our opinion, us and/or the Site.
  • Use any information obtained from the Site in order to harass, abuse, or harm another person.
  • Use the Site in a manner inconsistent with any applicable laws or regulations.
  • Upload or transmit viruses, Trojan horses, or other material that interferes with any party's uninterrupted use and enjoyment of the Site.
  • Provide false, inaccurate, or misleading information in any rent reporting enrollment, identity verification, or tenant passport application.
  • Attempt to impersonate another user or person or use the username of another user.

7. User Generated Contributions

The Site may invite you to submit content and materials, including but not limited to lease documents, payment proof, profile information, and other content (collectively, "Contributions"). By submitting Contributions, you represent and warrant that your Contributions are accurate, do not violate the rights of any third party, and comply with applicable laws.

8. Intellectual Property Rights

Unless otherwise indicated, the Site is our proprietary property and all source code, databases, functionality, software, website designs, audio, video, text, photographs, and graphics on the Site (collectively, the "Content") and the trademarks, service marks, and logos contained therein (the "Marks") are owned or controlled by us or licensed to us.

The Content and the Marks are provided on the Site "AS IS" for your information and personal use only. Except as expressly provided in these Terms of Service, no part of the Site and no Content or Marks may be copied, reproduced, aggregated, republished, uploaded, posted, publicly displayed, encoded, translated, transmitted, distributed, sold, licensed, or otherwise exploited for any commercial purpose whatsoever, without our express prior written permission.

9. Third-Party Websites and Content

The Site may contain links to other websites ("Third-Party Websites") as well as articles, photographs, text, graphics, pictures, designs, music, sound, video, information, applications, software, and other content or items belonging to or originating from third parties ("Third-Party Content"). We are not responsible for any Third-Party Websites accessed through the Site or any Third-Party Content posted on, available through, or installed from the Site.

10. Limitation of Liability

IN NO EVENT WILL WE OR OUR DIRECTORS, EMPLOYEES, OR AGENTS BE LIABLE TO YOU OR ANY THIRD PARTY FOR ANY DIRECT, INDIRECT, CONSEQUENTIAL, EXEMPLARY, INCIDENTAL, SPECIAL, OR PUNITIVE DAMAGES, INCLUDING LOST PROFIT, LOST REVENUE, LOSS OF DATA, OR OTHER DAMAGES ARISING FROM YOUR USE OF THE SITE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

11. Indemnification

You agree to defend, indemnify, and hold us harmless, including our subsidiaries, affiliates, and all of our respective officers, agents, partners, and employees, from and against any loss, damage, liability, claim, or demand, including reasonable attorneys' fees and expenses, made by any third party due to or arising out of: (1) your Contributions; (2) use of the Site; (3) breach of these Terms of Service; (4) any breach of your representations and warranties set forth in these Terms of Service; (5) your violation of the rights of a third party.

12. Termination

These Terms of Service shall remain in full force and effect while you use the Site. WITHOUT LIMITING ANY OTHER PROVISION OF THESE TERMS OF SERVICE, WE RESERVE THE RIGHT TO, IN OUR SOLE DISCRETION AND WITHOUT NOTICE OR LIABILITY, DENY ACCESS TO AND USE OF THE SITE, TO ANY PERSON FOR ANY REASON OR FOR NO REASON, INCLUDING WITHOUT LIMITATION FOR BREACH OF ANY REPRESENTATION, WARRANTY, OR COVENANT CONTAINED IN THESE TERMS OF SERVICE.

If we terminate or suspend your account for any reason, you are prohibited from registering and creating a new account under your name, a fake or borrowed name, or the name of any third party.

13. Governing Law

These Terms shall be governed by and defined following the laws of Canada. Leazesure Technologies Inc and yourself irrevocably consent that the courts of Canada shall have exclusive jurisdiction to resolve any dispute which may arise in connection with these Terms.

14. Dispute Resolution

You agree to irrevocably submit all disputes related to these Terms or the legal relationship established by these Terms to the jurisdiction of the Canadian courts. Leazesure Technologies Inc shall also maintain the right to bring proceedings as to the substance of the matter in the courts of the country where you reside or, if these Terms are entered into in the course of trade or profession, the state of your principal place of business.

15. Changes to Terms

We reserve the right, in our sole discretion, to make changes or modifications to these Terms of Service from time to time. We will alert you about any changes by updating the "Last updated" date of these Terms of Service, and you waive any right to receive specific notice of each such change.
